How do people find a property agent now? SEO for AI search

A seller now types the whole sale into Google AI Mode or ChatGPT: the flat, the estate, the timing, an agent registered with CEA, how the fee is agreed and where to reply. The agency that gets named writes those facts down plainly. On 72 Singapore agency sites we read, we found a CEA number on 24 and a commission figure on 4.

Ms Chua's brief reads like a title search, not a portal search

Ms Chua is selling the family's 4-room flat in Tampines. She types the whole job into Google AI Mode:

Selling a 4-room HDB resale flat in Tampines, asking near recent prices in the block, want it sold before March, agent registered with CEA who has sold in Tampines before, commission agreed up front, reply on WhatsApp.

Your agency may be exactly what she wants. The listings are polished, the photos are bright, the reviews are kind. The trouble is that a listing is written to sell, and the AI reads your site the way a buyer's lawyer reads a title search (the check of what is actually on record about a property): it repeats facts and passes over hints.

Once she would have typed "property agent Tampines" and rung three numbers. Today the sale itself is the search. Google says US AI Mode searches triple the length of a typical query, and that planning queries have grown 80% faster than AI Mode overall 1. Nobody publishes the Singapore figure.

So the question changes. Not "do we rank for property agent Tampines?" but "are we one of the two or three agencies the AI names when the whole brief is typed?"

Every clause has a public record; the site has to repeat it

CEA (the Council for Estate Agencies, the industry regulator) says every property agent in Singapore must be registered through a licensed agency and holds a unique registration number. Its Public Register shows whether a registration is valid, recent transactions and any disciplinary record. Property advertisements must list the agent's name, registration number and phone number, and the agency's name and licence number 2.

On money, CEA says commissions are not fixed and are free to negotiate, and recommends its Prescribed Estate Agency Agreement 3. HDB tells sellers who engage a salesperson to agree the commission, the period and any exclusivity 4.

Ms Chua's brief, what each clause needs, and how we read it.
ClauseWhat the site must stateHow we read it
"a 4-room HDB resale flat"The home types handled, by nameText read: HDB named; condo or landed named
"in Tampines"The estates and districts workedText read: a district code or a named estate
"registered with CEA"The agency licence and each agent's number, as textText read: a number in the register's form; CEA wording
"has sold there before"Current and recent homes, in wordsText read: listings or for-sale wording
"commission agreed up front"How the fee is set and agreedText read: a percentage or dollar figure beside commission

The register keeps the record. The machine only repeats what your own pages write down.

On 72 agency sites, WhatsApp on 51 and a CEA number on 24

We found 88 Singapore real estate agency sites through Google Maps and scanned all of them over 9 and 10 October 2026. 68 earned a published score on both axes: the middle Search score was 67 and the middle AI score 66. Their Maps listings had a median rating of 5 stars from a median of 23 reviews. Singapore only, and 88 sites is a sample.

We also read the words on each site, homepage first, then up to four pages it links to; the read reached 72 of the 88. A clause our read missed may still be there, deeper in or inside an image.

Agencies say what they sell and where. They say far less about who is licensed to sell it, and on what terms.

The estate is named on 45 sites; the fee on 4

Where the agency works is well covered. The licence is thinner: 26 sites carry some CEA wording, 24 a number in the register's form. Our read cannot say the others are unregistered. It found nothing the AI could repeat, which is a different thing.

The fee is the widest gap. 4 of 72 sites state a percentage or a dollar figure for commission. Because CEA says commission is negotiable 3, the honest line is not a rate card but how the fee is set: the basis, whether GST applies, and that the terms go into the prescribed agreement.

The aim is not a price list. It is to make the facts the register already holds easy for a machine to quote.

Agencies the machine can name: median 77; the rest: 60

One check splits the sample: the agency is declared as a business in structured data (code a visitor never sees, which tells a machine "this is an estate agency"). Of 68 published sites, 24 pass it and 44 do not. The 24 had a median AI score of 77; the 44, a median of 60. Only 4 sites in the text read use the estate-agent type.

A correlation in 68 sites, not a cause. The checks are listed in the rubric. A title search that states the owner beats one that hints at it.

A two-minute test, then the old query that still pays a little

Type Ms Chua's brief into ChatGPT with your own estate in place of Tampines, and read the answer. Then open your homepage. Is the licence number written as text? Are the estates you sell in named in headings? Does any page say how commission is agreed? If the AI does not name you, that is an observation, not a diagnosis.

The old two-word search still rings the phone now and then, less often each year. By early 2026, 68% of US Google searches finished without a click; in 2019 it was 49% 5.

Our work is turning an agency site that ranks into one that answers "registered with CEA, has sold in Tampines". A free scan of your site shows, clause by clause against the table above, what it already states.

Questions people ask

Should an agency publish its commission rate?

Your call. CEA says commissions are not fixed and are free to negotiate 3. A sentence on how the fee is set and whether GST applies answers the clause without a rate card. Only 4 of 72 sites we read gave any commission figure.

Our licence number is on the portals. Is that enough?

It helps buyers who check, but the AI reads your own pages too. CEA's Public Register holds each agent's registration and record 2. Writing the agency licence number and each agent's number on your site lets the machine repeat them. 24 of 72 sites we read did.

Does naming estates and districts really matter?

A brief names a place, so a site that names the same place can be matched to it. 45 of 72 sites we read name a district or an estate. A page for each estate you actually work answers that clause better than a map pin.

What does HDB ask of a seller who uses an agent?

HDB tells sellers to check a salesperson's phone number on the CEA Public Register and to agree the commission, the period of representation and any exclusivity 4. A site that explains its own terms answers what an HDB seller is already asking.

Will this get my agency recommended?

Nobody can promise that, and we do not. The checks show whether the AI can read the facts a seller's brief needs. That measures readiness to be read, not a ranking, and no check can promise one.
